Living in Punta Cana: When Cap Cana Stops Being a Holiday

Living in Punta Cana is not the same as spending a few weeks here each year. Once the address is permanent, the questions change: the view from the sun lounger matters less than where the car is kept, how long the airport run takes on an ordinary Tuesday, which papers you need, and what is paid every month whether or not anything happens. This guide answers those questions from Itza Golden Residences, 52 residences in four stepped five-level towers facing the lake at Golden Lakes, in Cap Cana.

From holiday home to fixed address

People on holiday choose the best season. People who live here live the other one too. The Atlantic hurricane season stretches from 1 June to 30 November, and a resident spends all of it at home: building open, fridge full, and a plan for the day a warning comes. That does not make the place less appealing, but it does change what you should ask of the home.

The scale of everyday life changes as well. The developer presents Golden Lakes as Cap Cana's downtown, beside the new Lake District commercial district, and that neighbourhood idea matters more to someone doing a weekly shop than to someone eating out every night. A holiday home can live on restaurants; a house needs errands nearby, parking at hand and a routine that works without a rental car.

And the timing of the decision changes. Itza is planned for delivery in Q4 2029, so what you choose today is a floor plan and a specification. For anyone planning a move, that leaves time to settle paperwork, work and shipping before the keys arrive.

A residence planned for everyday life, not for a week

Some details of Itza's specification weigh little on a short stay and a great deal over a whole life.

Outside the front door, the building offers what a resident uses on weekdays and not only on holiday: a gym overlooking the pool and garden, a restaurant open 24 hours, a coworking space, a private sports bar, and the lake club with its lakeside beach. There is a single pool, a semi-olympic lap pool running the length of the project, and one jacuzzi.

The radius of daily life

Quality of life in a place is measured in journeys. These are the drive times measured from Itza, and the lake with its beach is on the site itself.

Getting around without a car is possible, since ride-hailing apps operate around Punta Cana, although it is wise not to count on a vehicle at any hour. Full-time residents usually end up driving: INTRANT is widely reported to allow driving on a foreign licence for about 90 days, but that is administrative practice rather than a right written into law, so a resident should confirm in good time when a Dominican licence becomes necessary.

Legal residency and tax residency are two different things

Start with what does not happen: buying a home does not automatically grant residency. Sources conflict on whether, and at what amount, a property purchase counts for the investment route, so we cannot say that any particular purchase qualifies, and we do not.

The routes that are well documented for people living on income from abroad are those of Law 171-07: the pensionado route, described with a minimum income of US$1,500 a month, and the rentista route, at US$2,000 a month. They are income tests, not property tests. A Dominican immigration attorney should confirm the current figures before anything is filed.

Tax residency is a separate question. It is described as presence of 182 days in the country, and holding a residence permit does not settle it on its own. Anyone settling here full-time should speak to a tax adviser in both countries before the move, not after it.

One practical footnote: the customs exemption for a settling foreigner's household effects depends on having obtained residency, not on owning property, and it is granted only once.

The fixed costs that can actually be quoted

A monthly budget depends on too many personal choices to give as a single number, but some lines do have a figure.

Should you later want the home to earn during long absences, short-term rental is permitted at Itza; the developer's projection is 8-10%, as a projection and not a guarantee.

Common questions

Can you live in Punta Cana all year round?
Yes, and many people do, but it is worth planning as a move rather than a long holiday. Living here includes the hurricane season, from 1 June to 30 November, and means sorting out residency, driving and health insurance. From Itza, in Cap Cana, the airport is about 16 minutes away and Marina Cap Cana about 8.
Does buying at Itza give me Dominican residency?
Not automatically. Sources conflict on whether a property purchase counts for investment residency, so we cannot say that it qualifies. The pensionado and rentista routes under Law 171-07 are based on income from abroad (described as US$1,500 and US$2,000 a month), not on property.
Are Itza's residences suited to living in, not just renting out?
They are planned for both. Every layout has a service bedroom with a full bathroom, an island kitchen, VRF air conditioning and underground parking, and the building adds a gym, a 24-hour restaurant, coworking and a lake club. They are delivered unfurnished, so you can equip them for daily life.
What does maintenance cost?
The fee is estimated at about $0.33 to $0.37 per sq ft per month. Because residences measure 1,112 to 2,648 sq ft in total, ask for the exact figure for the unit you are considering before you finalise your budget.
