New Construction for Sale in Punta Cana: Five Things to Verify First
A new-build home in Punta Cana is bought before anyone can live in it, so the purchase rests on paper: who is building it, what exactly will be installed, how the timeline runs and what it will cost to hold. None of that is hard to check, but each item has to be checked on purpose. This guide sets out five checks worth making on any new construction for sale in Punta Cana and answers each one for Itza Golden Residences, the 52-residence project on the lake in Golden Lakes, Cap Cana, planned for delivery in Q4 2029.
Check one: what you are actually buying
With a finished apartment the thing for sale is in front of you. With new construction it is three separate promises bundled together: that a particular company will build it, that it will contain what the specification lists, and that it will be handed over around a stated date. A useful habit is to take each promise and ask which document carries it. The builder is a matter of record; the specification should be an annex to your contract; the date is a contract term, not a line in the marketing.
At Itza the bundle is 52 residences in four stepped towers of five levels, facing a navigable lake with a lakeside beach, with prices from $378,000 to $739,331 and delivery planned for Q4 2029. The rest of this page takes the three promises one at a time.
Check two: who is building it
Ask any developer the same questions: how long the firm has existed, what it has physically built, and whether that work can be visited. Distinguish a company that has designed and marketed projects from one that has poured concrete and pulled cable, because on a new build the second is what carries the risk.
Itza's developer, KMA Developments, is a Dominican company founded in 2015. Its record is as a builder: it has participated in more than 3,000 housing units nationally as a contractor, in civil, electrical and plumbing construction, and it works directly for Cap Cana as an infrastructure contractor on the urbanisation of the community, including its electrical, data and sanitary networks. The fair reading of that record is construction experience inside the very master plan where Itza will stand; it is not a claim that KMA has developed thousands of homes under its own name, and this page does not make one.

Check three: the specification, line by line
The single most useful document on a new build is the specification: the list of what will be installed in the home. It is what turns a rendering into a commitment, and it is where the difference between two similar-looking projects usually hides. Read it as a list of items you can tick off at handover.

Check four: the path from reservation to keys
Every new build follows the same broad sequence, and knowing it in advance makes each step less surprising. What changes from project to project is the paperwork at each stage and the date at the end. The commercial terms of each purchase are set in its own contract, and this page does not publish them.
- Reservation The residence is held At Itza a residence is reserved with $5,000, which takes it off the market while the contract is prepared.
- Contract Promesa de venta The purchase is documented in a contrato de promesa de venta. It regulates the transaction but does not itself transfer ownership; have a Dominican attorney review it, with the condominium declaration, its bylaws and the approved plans, before you sign.
- Construction The building rises The condominium regime of an unfinished building has its own registry route, so ask where the project stands in it rather than assuming.
- Q4 2029 Planned delivery The handover date Itza publishes. Read what your contract says about the delivery date, not only what the marketing says.
- After delivery Title and tax filing Ownership passes with the definitive sale contract and its registration. CONFOTUR is expected for the project, and its benefits are not automatic: they must be filed and recorded on the title.
Check five: what it costs to hold, and when income can start
A new build costs nothing to run until it exists, and earns nothing either. From delivery, the condominium maintenance fee applies; at Itza it is set at about $0.33 to $0.37 per sq ft per month on the total area, so it moves with the size you choose. If the CONFOTUR benefits the project expects are granted, the law exempts first buyers from the 3% transfer tax and the 1% annual property tax; until the resolution is confirmed by your attorney, plan without it.
Short-term rental is allowed, subject to the condominium's bylaws, and there is no named rental operator. The developer's model projects 8% to 10%, which is 8.2% net at an assumed 65% occupancy and an average nightly rate of $276, and about 10% only when 28 nights of personal use are counted as income. That is a projection, not a guaranteed return, and the first night it can apply is after handover and after the home has been furnished.
Buying early means choosing while there is still a choice
The practical advantage of buying during construction is selection. On the September 2026 price list, 27 of Itza's 52 residences were still available, and the pattern shows how quickly a floor can go: every level-2 home is already reserved, and the smallest residence still for sale is 1,309 sq ft in total area. The three-bedroom penthouses on level 5, at 2,648 sq ft with private elevator access, number four in the whole project.
That is not a reason to hurry past the checks above. It is a reason to do them early, so that when a particular level or tower is what you want, the paperwork is already understood.
